Kocal processes all our escrow demands through CondoCerts.Com. There is an 85.00 upfront fee, 35.00 condocerts fee and 50.00 of the transfer fee (both non refundable). The demands list any past due amounts that need to be paid at close, requests 2 months prepaid dues from the seller and the remaining 201.00 of the transfer fee. For title companies who want the demand done by hand, there is a 90.00 upfront fee. We are also allowed ten business days to process all demands. Title companies have the option of ordering the full demand pack (demand and gov docs) or demand only. The price stays the same for either order. There is also a refinance demand. For this option, the transfer fee is 35.00 (only the 35.00 condocerts fee due upfront)
